"Energy Efficiency at Household Buildings" Program

In line with its longstanding and substantial support to initiatives aiming at environmental improvement, NBG is participating in the “Energy Efficiency at Household Buildings” Program.

 

Are you the owner of a house in an area of zone price up to €2,100/sq.m. and you wish to perform some construction interventions in order to reduce power consumption?

Eligible household buildings – Eligible interventions

An eligible residence is a detached house a block of flats (the part which concerns all building apartments), or an independent apartment, which meets the following criteria:

  • Is located in areas with a zone price lower than or equal to €2,100 per square meter, as set by 31/12/2009.
  • Has a building permit. If there is not a building permit, a relevant legalization document must be provided, which verifies that the building is legal.
  • Has been classified, according to the Energy Performance Certificate (EPC), as lower than or equal to class D.
  • Has not been marked for demolition.

 

Within the context of the Program, eligible works are only those recommended by the Energy Inspector, which fall only within the following three categories of eligible interventions:

  • Installation of heat insulation on a building shell including the terrace/roof and pilotis area
  • Replacement of door /windows (frames/glazing) and installation of shading systems
  • Upgrading of the heating and hot water supply systems.

 

The eligible budget of interventions, including VAT (which is an eligible expense for the "Energy Efficiency at Household Buildings" Program), may not exceed €15,000 per ownership.

 

Recipients

Citizens eligible for participation in the Program are only natural persons who:

  • have the right of (full or bare) ownership or usufruct to an eligible residence and
  • meet the income-related criteria of the following categories A1, A2 or B.

 

Income criteria - Incentives

The "Energy Efficiency at Household Buildings" Program includes three categories of incentives; recipients are included in the category that corresponds to their income:

 

Recipients - Incentives under Category Α1: Citizens whose individual stated income is less than or equal to €12,000 or the stated family income is less than or equal to €20,000.

The incentives granted to this category include a 100% subsidy of the interest rate (until 31/12/2015) and a grant for 70% of the final eligible budget as determined after the performance of the second energy inspection.

 

Recipients - Incentives under Category Α2: Citizens whose individual stated income is higher than €12,000 but less than or equal to €40,000 or the stated family income is higher than €20,000 but less than or equal to €60,000.

The incentives granted to this category include a 100% subsidy of the interest rate (until 31/12/2015) and a grant for 35% of the final eligible budget as determined after the performance of the second energy inspection.

 

Recipients - Incentives under Category B: Citizens whose individual stated income is higher than €40,000 but less than or equal to €60,000 or the stated family income is higher than €60,000 but less than or equal to €80,000.

The incentives granted to this category include a 100% subsidy of the interest rate (until 31/12/2015) and a grant for 15% of the final eligible budget as determined after the performance of the second energy inspection.

 

The total expenditure incurred for the performance of the two energy inspections, both of which are compulsory, will be covered by 100% under the "Energy Efficiency at Household Buildings" Program, on condition that the application is approved by the Program and the energy aim set therein is met.

In addition, on the same condition, the project consultant’s fee is also covered; the eligible cost is up to €250 for each application (not included VAT).

 

Necessary prerequisite for the payment of the aforementioned incentives is the achievement of the minimum energy aim of the Program: upgrade by at least one energy class or, alternatively, annual primary energy efficiency (conservation) higher than the 30% of the energy consumption of the reference building.

 

Loan characteristics

  • Loan amount:

             Recipients - Incentives under Category Α1: up to €4,500

             Recipients - Incentives under Category A2: up to €9,750

             Recipients - Incentives under Category B: up to €12,750

  • Interest rate:

    Fixed 4.93%, subsidized by 100% (with the eligibility of the interest expiring on 31/12/2015), plus a charge under Law 128/75

  • Loan term: 4, 5 or 6 years

  • Option for a grace period of one (1) year; each month you pay interest only until the grace period expires.

  • Option for a down payment on the loan:

             Recipients - Incentives under Category Α1: corresponding to 30% of the eligible budget specified in the decision for approval

             Recipients - Incentives under Categories A2 & B:  corresponding to 40% of the eligible budget specified in the decision for approval

  • Option for an early partial or total repayment of the loan by the recipient, free of any surcharge

  • Without property prenotation.

The main steps to participate in the "Energy Efficiency at Household Buildings" Program are the following:

 

STEP 1:

Control of eligibility criteria and check of credit ability.

 

Visit your nearest Branch and apply for the loan today.

 

Basic documentation needed for your loan application:

  • your personal ID card or valid passport
  • your latest tax clearance statement.

 

If necessary, you may be asked to submit further documentation.

 

After submitting your application, we will contact you to inform you of the outcome.

 

STEP 2:

First Energy Inspection for the issuance of Energy Performance Certificate – Selection of interventions.

 

STEP 3:

Submission of "Energy Efficiency at Household Buildings" Program application and supporting documents to the Branch.

 

STEP 4:

Application approval (approval of the Recipients’ Projects in the "Energy Efficiency at Household Buildings" Program by the Hellenic Fund for Entrepreneurship and Development) – Signature of loan agreement – Disbursement of a down payment on the loan.

 

STEP 5:

Completion of interventions.

 

STEP 6:

Second Energy Inspection, issuance of the second Energy Performance Certificate.

 

STEP 7:

Submission of supporting documents to the Bank for the payment of the incentives - Disbursement of the remaining loan and payment of the grant.

Installment payment

Your loan installments are automatically debited to the deposit account that you hold with NBG and have stated that you wish to be debited for their payments.

 

Loan statements

To enable you to keep track of your loan and respective dues, we send you a quarterly loan statement containing information on your loan and the amount of the next installments.

 

Late/non receipt of your loan statement

The loan statement will be sent each trimester to the address you have given us. If for any reason beyond the Bank’s control the statement is not delivered to you, the installment will nevertheless still be due for collection, as required under the loan agreement.

Late payment of loan installment

You must endeavor to settle your dues as soon as possible.

Failure to pay an installment incurs default interest for the period it remains in arrears, while it is also taken to indicate transactional delinquency. In addition, your loan agreement may stipulate further penalties.

           

Change of deposit account used to service the loan

To change the deposit account which is linked to your loan visit one of our Branches and indicate the account you wish the installments of your loan to be debited to.

 

Early repayment

Early repayment (in all or in part) of any amount you wish is available free of charge.

 

Change of personal information

Please inform us immediately of any change in your personal particulars (home address, contact info etc.) by simply visiting an NBG Branch.
